Tips on Choosing a Title Company...

Title Insurance premiums in New York State are regulated but other miscellaneous fees, such as municipal department searches and recording service fees are not. That is where consumers need to be shopping around.

Remember, it's your money and as a home buyer, it's your right to know exactly what you are paying for.

When shopping for title insurance, be sure to do the following:

• Don't just ask about the premium. Determine the cost of all charges involved in advance of the closing.
• Ask the number of years the company has been in business.
• If another party is choosing the title company, ask why he or she chose a particular company.
• Ask to choose your own title company, and shop around as though hunting for a mortgage.
